Some things you should know about us, if you decide to rent through us...
- We support Fair Housing.
- We obey the law, even when we disagree with it.
- We look for Serious, Respectful, Responsible tenants.
- We are very "fussy" about maintenance. We do our part & expect our residents to
do theirs.
- We DO NOT PERMIT PETS in any of our residences.
- Our leases are for 1 year. Even though our lease states "NO SUBLET", we do permit
it under the conditions that are outlined below:
- The sublet must complete OUR application and it must be approved by us.
- The original leasee & sublet tenant BOTH must sign our sub-lease.
- We will not rent to you unless you have a co-signer to the lease. This is someone
who owns real property. If you own real estate yourself, no cosigner is required.
- If problems arise at your rental, we expect you to call us immediately, and let us
know about it. This enables us to arrange help as quickly as possible. Immediate
attention is to be paid to running water, stuffed toilets, heaters not working, or
anything that falls under the scope of property maintenance. If you caused the
problem, you will have the costs passed along to repay, otherwise we take care of
it.
- It is not always possible to answer the telephone in person. Please
understand that we have the telephone company's answering service, so
leave us your name, phone, & reason for the call. We will call you back.
- We expect you to put the trash out on days it is collected & not to let trash or garbage
accumulate inside.
- All monies are payable to the OWNER of your unit... not
to Special Dwellings or the property manager. Your lease clearly states
the OWNER's name.
- Monies are due & collectable on the day specified in your lease. You have ONE Day
after due ONLY, then Late Rent is charged at the rate of $5.00/late rent per day.
- Residents who rent an entire home are responsible for the lawn care & snow removal
there
